Residential

Our residential projects embrace connections, sustainability, and smart growth principles while creating vibrant places to live. At RTKL, we design high-density projects, urban apartments, luxury condominiums, senior housing, sales centers, residential interiors and academic housing that create community and form crucial links to retail, transit and workplace hubs.

Featured Projects
The Monarch
Soaring 300 feet over Austin’s Central Business District, the Monarch is a trend-setting example of smart growth that redefines Austin’s downtown skyline. RTKL worked with the client to establish an identity and brand that would position the development as an enticing and vibrant place to live. Inspired by the Monarch butterfly, the tower pays tribute to natural beauty and international intrigue.
Lowry Mixed Use
A new master plan in Manchester, England, was developed to maximize waterfront development and revitalize an underutilized neighborhood. Surrounded by retail, office, cultural offerings and a highly integrated pedestrian environment, two luxury residential towers—Sovereign Point and Imperial Point—provide residents with stunning waterfront views from the heart of the city.
717 Olympic
Serving as an anchor to the LA Live sports and entertainment district, this tower stands 26-stories tall and fills a niche for upscale housing in the city center. Negotiating the compact site, RTKL developed a scheme that addresses mass, rhythm and organizational structure to create balance within the Los Angeles cityscape. 7,500 SF of retail and commercial space line the street level.
Lofts 14 Condominium
This new residential project in a growing area of Washington, DC, blends historic renovation with innovative and modern design aimed at a young and urban demographic. With street-level retail and a blend of loft and walk-up residences, the project helps to revitalize and attract residents to a new part of town.
AIMCO National Unit Standards
Aimco, the nation’s largest owner and operator of multi-family residential units, sought national unit standards that would build brand loyalty, reflect the needs of their target customers, and ultimately, position the company to receive the greatest ROI in a variety of locations. Based on in-depth market research, RTKL’s model rooms create a universal Aimco standard of quality.
Republic Tower
Originally constructed in 1954 as the headquarters of the Republic National Bank, the Republic Tower, with its ornamental facade and "rocket ship" spire, is one of Dallas' most recognizable buildings. This 36-story tower, where 225 units offer 275,000 SF of living space, has now become a luxury apartment building in the most vibrant part of downtown Dallas.
Daun St. Amand AIA, Vice President
“The definition of ‘nesting’ has come a long way since it referred to carving out our own plots of fenced-in land. Today, we define nesting as reaching outside the walls of our homes and finding instant communities, connecting to the people and places most important to us. We aim to deliver these places—highly integrated, safe and sustainable, multi-family residential communities in 24-hour urban-style environments.”
